Thomson Modern at Upper Thomson Road (Parcel B) has been awarded to GuocoLand (Singapore) Pte. Ltd. and Intrepid Investments Pte. Ltd. by the Urban Redevelopment Authority (URA).
The tender process for these sites began on December 4, 2023, and concluded on April 4, 2024, with the properties being offered on a 99-year lease basis. A joint venture between GuocoLand and Hong Leong Holdings placed the only bid for a residential Government Land Sales (GLS) site located along Upper Thomson Road.
Their bid amounted to $779.6 million for the 344,700 sq ft site when the tender closed on April 4, which equates to $905 per square foot per plot ratio (ppr). This bid for the Upper Thomson Road (Parcel B) land parcel is 7.8% lower than the offer made by a consortium of Hong Leong Holdings, GuocoLand, and CSC Land Group for a GLS site at Lentor Central last September, which is approximately 1.8 km from the Upper Thomson Road site that just closed.
The GLS site at Upper Thomson Road (Parcel B) is projected to accommodate up to 940 housing units, although it also includes a distinctive conservation aspect that contributes to the overall Gross Floor Area (GFA).
